Dominic Simeone, Esquire

I. Dominic Simeone, Esquire, primarily handles real estate, mortgage and tax sale foreclosures, complex litigation and estate matters.

Dominic has conducted hundreds of commercial and residential real estate closings. He represents buyers and sellers, as well as client?s interest in complex real estate litigation. Mr. Simeone has handled dozens of construction litigation cases as both plaintiff and defense counsel. Many of his real estate matters involve land use, condemnation, and environmental issues. He has served as legal counsel to building contractors, developers, shopping center owners, apartment complex owners, homeowners? associations and other real estate investors and professionals.

Dominic also specializes in the area of mortgage and tax sale foreclosures. He represents lenders, institutional and private investors in residential and commercial foreclosures, tax sale foreclosures, court sponsored mediations and modifications. Mr. Simeone has successfully completed hundreds of foreclosures for his clients throughout the State of New Jersey.

Dominic is also a trial attorney who has tried numerous cases and has reported cases in the Federal District Courts. He has successfully brought cases against several State, County and Local Government entities. He was the major force in the highly publicized condemnation and relocation case involving the Pennsauken Mart. In the Pennsauken Mart matter, Dominic represented dozens of mart merchants being displaced by the Camden County Improvement Authority?s redevelopment project and condemnation of the site. As a result of his zealous representation, he successfully obtained relocation reestablishment benefits in excess of those offered and provided by current relocation law. Mr. Simeone has also been interviewed by numerous newspaper publications for his work on behalf of his clients in the Pennsauken Mart case.

In addition, Dominic practices in the area of wills, trusts, and estates and has been a Court Appointed Administrator in several probate matters. He has also litigated several estate claims, will contests and challenges to estate administration. He handles estate matters in all counties and has assisted dozens of parties in the probate process to resolve estate issues so that the proper administration of the estate is achieved.

Dominic graduated from Rutgers University, Camden, New Jersey with a Bachelor of Arts Degree in Political Science. He received his Juris Doctorate from the University of Dayton School of Law, Dayton, Ohio. He is currently licensed to practice in the State and Supreme Courts of New Jersey and the Pennsylvania, U.S. District Court of New Jersey, U.S. District Court for the Eastern District of Pennsylvania, United States Court of Appeals for the Third Circuit and the United States Supreme Court. He is a member of the New Jersey State Bar Association and a member of its Real Estate, Probate and Trust section, and its Common Ownership Interests Committee, the Camden County Bar Association and its Probate and Real Estate section, as well as a member of the Trial Lawyers of America and the Community Associations Institute.
Kenneth E. Raynor, Esquire

Kenneth E. Raynor, Esquire, has been practicing law for over twenty-one years in the South Jersey area and has extensive experience in estate litigation, planning and administration. In the estate and trust litigation field, Kenneth distinguishes himself by utilizing a full array of discovery techniques to develop the underlying legal claims while preventing the dissipation of disputed assets. He is considered, by many, to be an aggressive litigator, with a focus on protecting his clients and advancing their goals. Whether you are an executor or trustee defending frivolous litigation or a beneficiary or family member seeking to challenge a Will or protect your interest in a Trust, Kenneth?s unique knowledge, insight and experience brings weight to bear upon any litigation matter. Further, in today?s mobile world, he frequently and diligently represents clients from all over the country who may have an estate or trust litigation matter in the State of New Jersey. Clients from outside of New Jersey and even from outside of the United States, have selected him to represent their interests in estate and trust litigation matters, throughout the years, knowing that, while they may not be present, their interests are being advanced and protected.

In the estate planning context, Kenneth endeavors to build a relationship with his clients so that an estate plan can be tailored to their specific needs. He focuses on educating his clients so that they understand their estate planning documents and the purpose they serve. He is extremely knowledgeable in addressing all aspects of a client?s estate planning needs and routinely represents couples with children from prior marriages, thereby allowing him to properly advise clients of their estate planning options in this regard. Kenneth is also experienced in drafting revocable living trusts, when needed, such as in the second marriage context or where clients have real property in other states, such as Florida. Furthermore, he utilizes his knowledge and experience as an estate litigator to craft estate plans which attempt to reduce the potential for fraud, undue influence and other issues which can often arise as a result of improper planning.

With respect to estate administration and probate, Kenneth, also tries to tailor his services to his clients? needs. He understands that the passing of a loved one can have a tremendous impact upon family members and those responsible for administering the estate. For those individuals who are comfortable in handling some of the estate?s affairs, he will serve in a more limited capacity, however, when necessary or requested, he will guide clients every step of the way. Kenneth, along with the staff at Simeone & Raynor, seek to ensure that all of the necessary obligations of a fiduciary are completed properly and in a timely manner. Such obligations can include the drafting of the final income tax returns for the decedent, the drafting of income tax returns for the estate or trust, along with any state or federal estate and inheritance tax returns. Further, Kenneth?s experience as an estate and trust litigator provides him with the appropriate insight to deal with and address litigious beneficiaries.

In addition to his broad knowledge in the estate field, Kenneth has extensive experience in business litigation and organization. This experience allows him to also represent many of the Firm?s business clients in protecting and advancing their commercial interests. As many of the Firm?s business clients also have unique estate planning needs, Kenneth?s education and experience in the business arena compliments his estate planning practice. Unfortunately, in today?s business environment, no matter how diligent a business owner may be, they are often confronted with legal issues or litigation necessitating the retention of an attorney and choosing the right attorney can be difficult. Kenneth, along with the other attorney?s at Simeone & Raynor, strive to make the process easier by speaking with prospective clients, often at length, to understand their concerns and needs and by identifying the specific actions our Firm can take to remedy their situation. Kenneth has a master?s in law, commonly known an LL.M, in Tax from Temple Law School. While attending his master?s program, Kenneth focused on estate and corporate tax issues. He received his Juris Doctorate from Rutgers University where he also received bachelors? degrees in English and Accounting. He is admitted to practice in the United States Tax Court and both the federal and state courts in Pennsylvania and New Jersey. He is an active member of the Burlington County and State Bar Associations. He presently resides in Burlington County, along with his wife and two children.
