San Diego office of our client seeks an associate attorney with 2-4 years of direct experience in real property transactions, municipal law, and/or administration. Experience with contracts, land use, zoning, and planning issues is important. Experience in the telecommunications industry, especially in wireless telecommunication, is a prerequisite. Experience in negotiating, drafting, and interpreting commercial agreements, including land leasing agreements is a must. The candidate will be responsible for the preparation of telecom land use agreements; for negotiating, drafting, interpreting commercial leases and amendments; agreement enforcements; and interpreting communications development and construction plans. Draft and negotiate contracts, including letters of intent, complex commercial leases, amendments, licenses, easements, and other legal documents. Examine and interpret construction plans, photo simulations, property legal descriptions, survey maps, title insurance reports, and other collateral materials commonly used in the development process. Draft and revise municipal ordinances related to telecommunications. Advise clients on applicable State and Federal regulations and strategic business/legal matters. Investigate compliance with lease provisions, including on-site inspections and forensic accounting reviews. Must be a licensed attorney in one or more U.S. jurisdictions with significant demonstrated prior experience in wireless site real property transactions and local government permitted, law and/or administrative law. Must be an active member in good standing with a State Bar.

The candidate must have a Juris Doctorate degree. The ability to read and interpret conceptual development and communications construction plans is needed. Strong analytical, negotiation, and drafting skills are important. Must have the ability to work independently and make decisions supported with reasoned judgment. Must be a self-directed learner and have proficiency with land use, zoning and planning, drafting, and revising ordinances. Excellent oral and written communication skills are a must. The ability to analyze case law, public law, and regulations and apply it to current matters is required. Must effectively handle concurrent assignments and multiple deadlines. Must be results-oriented with a high level of organization and the ability to prioritize effectively. Must be passionately and ethically committed to personal and professional development.
